Multi Family Occupancy Rates: Occupancy rates can demonstrate a number of things such as great management, desirable location, well maintained, good marketing etc. Poor occupancy rates can demonstrate the exact opposite. So when looking at an occupancy rate we look to see the reason it is low or high. Sometimes a low occupancy rate can be a prime time to invest in a property. Once you acquire the property you can renovate and increase occupancy; often times, making it worth much more than you have invested in it.

Employment/Job Growth: A strong job market is a strong rental market. We look for areas that are not heavily dependent on one industry; knowing that in a recession those are the areas that usually have the highest unemployment rate.

Cooper McCoy is a Managing Partner and Co-Founder of CM Capital Enterprises LLC. Growing up in the Kansas City area, Cooper is an established professional in the Supply Chain space. He has worked at Amazon.com for 7.5 years and has led large teams Operations, Capacity Planning, Labor Planning and Fleet Optimization Programs. He has spent several years successfully owning and managing long-term single-family rental properties, short-term rentals (Airbnb) and is an avid investor in startups, where he has been on the board of directors. Cooper transitioned to multifamily real estate by utilizing his super powers in data analysis, project management, and his passion for connecting with others to add value.

Cooper grew up in Kansas City and graduated from The University of Kansas, where he majored in Marketing. Cooper lived in Tampa, FL for 4 years and now currently resides in Nashville, TN with his wife and golden retriever (Ruby). In his free time, he loves to play tennis, pickleball, travel, and watch his Kansas City Sports Teams (Kansas City Chiefs and Kansas Jayhawks).

Michael is the Co-Founder of CM Capital Enterprises LLC. Outside of Multi-family real estate, Michael owns 9 residential doors, self-managing all aspects of the business. Michael graduated from The University of Tennessee majoring in Supply Chain with a collateral in Marketing. He has worked 9+ years for Amazon leading nation-wide projects around the Last Mile Fleet. Michael specializes in leadership, data analytics, and program strategy/development.

Michael has lived in Nashville for 28+ years, with his wife and twin boys (Davis and Nico). In his free time he loves to travel, ski, watch sports, and spend time with his family!

PAUL started in single family real estate investing as a college student trying to make passive income, and kept that as a hobby for 15 years until 2016 to make real estate his full – time focus . Since getting into real estate, paul has flipped more than 80 homes and several retail properties, developed land, built new homes and owned or assisted in the acquisition and or management of 1,817 multifamily units. Before full time real estate, Paul owned and managed a nationwide trucking business and taught high school. In addition to Paul’s real estate business, he works on the acquisitions ream at Viking Capital. Paul has a B.S and Master’s degree in education.
